Ten p.m., upstairs, 81 degrees

Ten p.m. in July, upstairs in an 1890s frame house on a brick street in the Historic District. The thermostat downstairs says 75. The thermometer on the bedside table says 81. The window unit in the bay window has been running since noon and has a rattle that changes pitch when the compressor kicks in. The downstairs is cool because that’s where the one register the retrofit duct could reach ended up. The upstairs never had ducts, and the attic has no room for them.

Variations on this call come from across Marion County: a Florida room added to a Marion Oaks block ranch in 2004 and never tied into the system; a garage in Fore Ranch turned into a home office in 2021; a tack room on a training farm toward Reddick; a mother-in-law suite in On Top of the World.

The Marion County rooms that call for ductless

  • Pre-1950 houses downtown and in Southeast Ocala with no ductwork and no space to add it without wrecking plaster.
  • Additions and conversions where the existing system was sized for the original footprint.
  • Detached buildings: barn offices, workshops, pool houses, guest cottages.
  • Rooms with one hard problem: a west-facing bonus room, a sunroom with glass on three sides.
  • Households that want zoning without a duct rebuild.

It suits fewer people as a whole-house solution in a typical ducted Ocala subdivision home. There, fixing the ducts and matching the system is usually cheaper and less visible.

A heat pump cut in half

A ductless system is a heat pump cut in half and connected by a small refrigerant line. The outdoor unit sits on a pad or a wall bracket. The indoor unit, mounted high on a wall or recessed into a ceiling, holds its own coil and a quiet fan. No ductwork, so no duct losses; in an Ocala attic that alone is a double-digit efficiency gain. Nearly all current models are inverter-driven, which means the compressor runs continuously at the speed the room needs rather than slamming on and off. That’s why they’re quiet and why they dehumidify well.

Every indoor unit also makes condensate, which has to go somewhere. In a slab house with the unit on an exterior wall, gravity takes it outside. On an interior wall, a small pump does, and in the parts of the county on hard well water that pump wants attention twice a year.

Picking the size for a Victorian bedroom or a barn office

Ductless units come in small increments, which is their advantage. An upstairs Victorian bedroom with a high ceiling and single-pane sash windows needs more capacity than its square footage suggests. A tight 2019 bonus room in Heath Brook needs less. A metal barn office needs a unit sized for its west wall at 4 p.m. in August. Oversizing a ductless unit is the classic mistake: it cools the room fast and leaves it clammy. We calculate the load for each space and pick the smallest unit that carries it on the hottest afternoon.

What the utilities pay toward ductless

Inverter mini-splits post the highest efficiency numbers in residential HVAC, and in the room they serve they are usually cheaper to run than extending a central system. Ocala Electric Utility’s ENERGY STAR heat pump rebate has historically set efficiency minimums that most current ductless models exceed; Duke Energy Florida and Clay Electric run their own heat pump programs for county addresses. Whether a given ductless install qualifies and whether Cook’s files it directly is something we confirm per job. [[CONFIRM WITH JERRY]] Financing is available on new high-efficiency systems.

Ductless questions from Marion County

Will the indoor unit damage the plaster in an old house?

It mounts to a bracket with a few anchors and a three-inch hole for the line set. On a historic house we route the lines to the exterior where they’re least visible and use a paintable line cover. The holes are smaller than any window-unit sleeve.

Why does my mini-split drain keep clogging?

If you’re on a private well, the hard, iron-rich water in the air isn’t the issue, but the dust and biofilm in the drain pan are, and the condensate pumps many installers add scale up fast on well-water households. We spec gravity drains where possible and clean pumps at every service.

One outdoor unit for several rooms, or one for each?

A multi-zone outdoor unit saves yard space and electrical work. Separate units give each room independent service and mean one failure doesn’t take out the house. On a historic house with three upstairs bedrooms, multi-zone usually wins.

Can a mini-split handle a barn office in August?

Yes, sized for a metal building with a sun load. We’ve done tack rooms and farm offices; the main variables are insulation, west-facing walls and how often the door opens.
